First look: Construction begins on Westside's next big build

Construction has officially started on a brand new housing project called English Avenue. This development will consist of approximately 400 new homes and is located in the area between Georgia Tech and a connecting trail in the Northside Drive corridor. This follows a recent surge of investment in the same corridor.

Representatives from Mill Creek Residential informed Urbanize Atlanta that construction began last week on their newest housing project located at 576 Northside Drive, occupying a 2.3-acre plot of land. The site is currently occupied by a low-rise commercial building and fenced-off parking lots, situated to the west of Midtown.

Mill Creek has named the project "Modera Westside Trail," as a tribute to the nearby trail known as the Westside BeltLine Connector on the BeltLine.

The piece of land for development spans over 2.3 acres and can be found on a curved section of Northside Drive, approximately one mile to the west of Georgia Tech's Bobby Dodd Stadium. Google Maps has the exact location.

In addition, there have been recent developments in the Westside area. One noteworthy project is the Echo Street West project by Lincoln Property Company. It covers a vast area of 19 acres and is located about two blocks to the north. Similarly, right across the street, Georgia Tech is expanding its Science Square district with multiple buildings under construction.

Based on the information shared by Dillon Insalaco, who is the development manager of Modera Westside Trail at Mill Creek, the construction plan entails a structure consisting of eight levels in total. The framework will consist of five floors constructed with wood, which will be placed on top of a concrete podium with three levels.

Anticipate a total of 373 apartments at this newly constructed project under the Modera brand, with a significant majority of them, accounting for 57 percent or 214 units, consisting of one-bedroom dwellings.

Take a look at the anticipated appearance of the eight-story development at the intersection of Northside Drive and North Avenue. Provided by Mill Creek Residential, these designs were created by Dynamik Design.

According to Insalaco, a variety of choices will be available, including small living spaces and larger three-bedroom apartments. On average, the apartments will have a size of 833 square feet. It is important to note that there are no commercial areas included in the project.

A fraction of the apartments, specifically 10 percent or a total of 38 units, will be set aside for individuals who earn equal to or below 60 percent of the average income in the region.

The project is anticipated to commence delivering by the end of the third quarter in 2025.

Regarding the facilities, Mill Creek's blueprints include a sky lounge situated on the eighth floor. This space will provide both indoor and outdoor areas, allowing individuals to relish unrestricted vistas of downtown and Midtown.

From Mill Creek Residential's generosity, the innovative concepts by Dynamik Design are proudly showcased.

The plans for the fourth floor encompass the creation of three inner gardens equipped with attractive facilities such as outdoor work areas, a cooking area with grills, and a luxurious swimming pool that offers lovely views of Midtown. Underneath this floor, there are ongoing developments for a fitness center, a steam room, a sauna, yoga and spin rooms, a park and spa for pets, and various other conveniences.

The project represents another example of Mill Creek expanding beyond the city center of Atlanta to construct residential buildings on plots of land with significantly lower population density.

In other locations, the builder is progressing with a development consisting of nine buildings in Hapeville. Additionally, they are working on a community called "Modera Southside Trail" in Peoplestown, which will have 402 residential units.

Mill Creek has recently completed multiple projects within the ITP area, including another complex under the Modera brand situated near the BeltLine in Reynoldstown, a two-part undertaking in Buckhead, and the development of Modera Decatur.
